Before you hire

Four questions that make every quote easier to compare.

  1. Ask about the floor framingCeiling joists are not floor joists. Ask how the floor will be reinforced.
  2. Ask how it will be heated and cooledExtending ducts, a mini-split or a separate zone, decided before drywall.
  3. Ask about the stair and egressA pull-down ladder is not a stair, and a bedroom needs an egress window.
  4. Get scope and price in writingIncluding who pulls the permits and the inspection schedule.

Questions

What happens when I call?

Your call to 804-566-7669 connects to an independent local contractor. Describe the project, ask your questions, and decide whether you want a quote. Calling does not commit you to anything. iLikeToFix earns a referral fee when a call connects; here is how that works.

Can any attic be finished?

Not always. It needs enough headroom over enough of the floor, a floor that can carry living loads, and room for a proper stair. A contractor can tell you quickly if yours qualifies or needs dormers.

Do I need a permit to finish an attic?

Yes, in most places, to convert it to habitable space. Permits cover framing, electrical, insulation and egress.

How do you heat and cool a finished attic?

Usually by extending existing ductwork, adding a ductless mini-split, or a separate zone. It should be planned before walls close.

Can I add a bathroom in the attic?

Often, if drain and supply lines can reach and the floor is framed for it. Placing it over an existing bathroom keeps it simpler.
